RESOLUTION APPROVING WAIVER OF SUBDIVISION REQUIREMENTS 0�-

FOR NORTHWOOD HEIGHTS SUBDIVISION, 3RD ADDITION
FOR THE CITY OF AMES, IOWA
WHEREAS, Northwood Heights, 3rd Addition is located in Story County generally east of
North Dakota Avenue and south of Cameron School Road; and,
WHEREAS,this subdivision involves replatting Lot 19 of Northwood Heights,2nd Addition
into two single-family lots and one outlot that will be used for storm water management and
environmental features; and,
WHEREAS, although this subdivision is in Story County, it is within the two-mile
jurisdiction limits of the City of Ames,and thus,subject to municipal subdivision requirements;and,
WHEREAS,the developer has submitted a letter requesting that the City Council waive the
public.improvement requirements for this subdivision; and,
WHEREAS, the 3rd Addition will have a very low impact on the area and does not create a
need for urban utilities; and,
WHEREAS, the subdivision is not adjacent to the corporate limits and is not an area that is
needed to facilitate utility extensions into developing land; and,
WHEREAS, the developer has stated that further subdivision of these lots will not occur.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa,
that the request to waive the subdivision requirements for public improvements for Northwood
Heights, 3'Addition is hereby approved.
ADOPTED THIS 11'day of October, 2005.
