COUNCIL ACTION FORM
SUBJECT: APPROVAL OF THE FINAL PLAT FOR EAST HICKORY PARK
SUBDIVISION.
BACKGROUND:
The applicant is requesting that the Final Plat for East Hickory Park Subdivision be
approved. The subject property consists of approximately 72.45 acres and is enerally
located northwest of the intersection of South Dayton Avenue and Southeast 16 h Street.
The proposed Final Plat involves the creation of Lot 1, Outlot A, and Outlot B. Commercial
development is planned for Lot 1. The future use of the outlots is yet to be determined.
Lot 1 includes 10.01 acres zoned as "HOC" (Highway-Oriented Commercial). Outlot A
includes 16.47 acres in the"HOC'district, and Outlot B includes 44.50 acres of which 5.79
acres is zoned as "HOC", and the remainder is zoned as "A" (Agricultural).
The developers have submitted a Letter of Credit in the amount of$94,000.00, specifically
to cover the cost of installing water and sanitary sewer services that are part of this Final
Plat. The Public Improvement Agreement assures the future construction of public
improvements for this subdivision. The sidewalks are secured through an Agreement for
Sidewalk and Street Trees. These improvements will be installed as development occurs.
ALTERNATIVES:
1. The City Council can approve the Final Plat for East Hickory Park Subdivision.
2. The City Council can deny approval of the Final Plat for East Hickory Park
Subdivision.
3. The City Council can refer this item back to staff and the developer for additional
information.
CITY MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council approve Alternative#1.
This will approve the Final Plat for East Hickory Park Subdivision. All subdivision
requirements have been fulfilled.
