HomeMy WebLinkAboutA009 - Council Action Form dated June 14, 2005 ITEM # DATE 06/14/05 COUNCIL ACTION FORM SUBJECT: APPROVAL OF THE FINAL PLAT FOR SUNSET RIDGE, FIRST ADDITION BACKGROUND: The applicant is requesting that the Final Plat for Sunset Ridge, First Addition be approved. The subject property consists of approximately 106.11 acres and is generally located north of Lincoln Way and east of 500th Avenue (Story Co./Boone Co. Line Road). The proposed Final Plat involves the creation of 38 single-family lots; Lot "A" which includes the public street right-of-way to be dedicated for Wilder Avenue, Hartford Drive, and Durant Street. Several outlots are included in this First Addition of Sunset Ridge Subdivision. The future use planned for each outlot is described as follows: • Outlots A, B, C, D, F, and G will be placed in permanent easements for public utilities, storm sewer, surface water flowage, bike paths and open space across each entire outlot. • Outlot E will be divided into permanent easements for public utilities, storm sewer, surface water flowage, bike paths, open space, and lots for single-family dwellings. • Outlot RR will be divided into permanent easements for public utilities, storm sewer, surface water flowage, bike paths, open space, lots for single-family dwellings, and land area for multiple-family dwellings. • Outlots SS, TT, and VV will be divided into lots for single-family dwellings. • Outlots UU and WW will be used in the future as public street right-of-way. • Outlot XX is presently zoned as "RH" (Residential High Density). The developer plans to request that the City change the zoning for this outlot to Convenience Commercial Node. • Approximately the west two-thirds of Outlot YY is presently zoned as°RH"(Residential High Density). The remainder of Outlot YY is zoned as "A" (Agricultural). The developer plans to request that the City change the zoning for this outlot to Convenience Commercial Node. • Outlot ZZ is reserved for future development. The single-family lots range in size from 11,382 square feet to 16,800 square feet. The net density of the single-family lots proposed in the Final Plat for the First Addition of Sunset Ridge Subdivision is 4.70 dwelling units per net acre, based on 38 lots on 8.08 net acres. C The developers have submitted a Letter of Credit in the amount of $298,100.00, specifically to cover the cost of street construction and the installation of street lights that are part of this Final Plat. The Public Improvement Agreement assures the future construction of public improvements for this subdivision. The sidewalks and street trees are secured through an Agreement for Sidewalk and Street Trees. These improvements will be installed as homes are constructed on the adjacent lots. ALTERNATIVES: 1. The City Council can approve the Final Plat for Sunset Ridge Subdivision, First Addition. 2. The City Council can deny approval of the Final Plat for Sunset Ridge Subdivision, First Addition. 3. The City Council can refer this item back to staff and the developer for additional information. CITY MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative#1. This will approve the Final Plat for Sunset Ridge Subdivision, First Addition.All subdivision requirements have been fulfilled.
