HomeMy WebLinkAboutA003 - Resolution No. 04-256 adopted June 8, 2004 RESOLUTION NO. 04-256 RESOLUTION APPROVING MASTER PLAN FOR SUNSET RIDGE SUBDIVISION FOR THE CITY OF AMES WHEREAS,the developers are requesting approval of a Master Plan and a Preliminary Plat for a subdivision with a total of 223 lots for development and 21 outlots for open space,storm water detention, and future development; and, WHEREAS, the subject site is generally located north of Lincoln Way and east of County Line Road; and, WHEREAS, Lots 1 -203 and 208 - 223 are proposed to be rezoned to "FS-RL"(Suburban Residential Low Density) and will be developed with single-family detached residential uses; and, WHEREAS,Lots 204 and 205 are already zoned"RH"(Residential High Density)and will be developed with multi-family residential uses; and, WHEREAS, the developer is proposing to rezone Outlots T and U to Convenience Commercial Node in the future; and, WHEREAS, prior to development of Outlots T and U, the outlots must be rezoned and replatted; and, WHEREAS, the proposed development of the Sunset Ridge Subdivision is consistent with the goals and policies of the Land Use Policy Plan(LUPP); and, WHEREAS, the Planning&Zoning Commission recommended approval at their meeting of May 19, 2004,with the following stipulations: 1. That a Development Agreement be prepared and signed by the developers prior to a Final Plat for the first phase of Sunset Ridge Subdivision being placed on the City Council Agenda. This Agreement shall document the developers' and the City's responsibilities and costs associated with the development of the Sunset Ridge Subdivision. 2. That the approval of the Preliminary Plat not become effective until the rezoning of this property to "F-S RL"is completed. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that the Master Plan for the Sunset Ridge Subdivision is hereby approved with the stipulations above-listed.
