RESOLUTION APPROVING THE PRELIMINARY PLAT FOR
SUNCREST SUBDIVISION, 3"ADDITION,
FOR THE CITY OF AMES
WHEREAS,the developers are requesting approval of a Preliminary Plat for a subdivision with
17 lots to be developed under Suburban Residential zoning; and,
WHEREAS,the subj ect site is generally located south of the existing Suncrest Subdivision,2n1
Addition, and east of Cedar Lane; and,
WHEREAS, the developers are proposing 17 lots for single-family detached residential
development and one outlot to be utilized for a storm water detention area; and,
WHEREAS,the total gross acreage included in this Subdivision is 8.40 acres; and,
WHEREAS,the utilities adjacent to this site will be adequate to serve the needs of this future
development, and,
WHEREAS, the Planning &Zoning Commission recommended approval at their meeting of
May 19,2004,with the following stipulations:
1. That a Development Agreement be prepared and signed by the developers prior to a
Final Plat for the Suncrest Subdivision,Yd Addition,being placed on the City Council
Agenda. This Agreement shall document the developers'and the City's responsibilities
and costs associated with the development of the Suncrest Subdivision, 31d Addition.
2. That the approval of the Preliminary Plat not become effective until the rezoning of this
property to "F-S RL"is completed.
NOW,THEREFORE,BE IT RESOLVED by the City Council of the City of Ames,Iowa, that
the Preliminary Plat for the Suncrest Subdivision,3'Addition,is hereby approved with the stipulations
above-listed
ADOPTED THIS 8`h day of June,2004.
