SUBJECT: APPROVAL OF THE FINAL PLAT FOR SOMERSET SUBDIVISION 19T"
ADDITION.
BACKGROUND:
The applicants are requesting that the Final Plat for Somerset Subdivision, 19th Addition be
approved. The subject property consists of approximately 0.54 acres and is generally
located on the south side of Hampton Street where it intersects with Bradford Drive. The
proposed Final Plat is a replat of Lots 25, 26, 27, and 28 of Somerset Subdivision, 3rd
Addition and Parcel "E"created by a Plat of Survey in 2004. The purpose of this replat is to
correct an error made during the construction of the existing townhouse structure on the
subject site. The existing townhome was constructed in the wrong location, therefore,
requiring replatting of the site to establish the correct property lines:
The proposed subdivision creates three new numbered lots (Lots 1 —3). Lots 2 and 3 will
contain the existing townhouse structure and Lot 1 will be for the future construction of a
single-family detached residential structure.
The proposed subdivision is zoned"F-VR"(Village Residential District). The current density
of the Somerset Development is 9.66 dwelling units per net acre. As this Final Plat will
cause the elimination of one residential lot, the overall density of the,development will
decrease slightly to 9.64 dwelling units per net acre. This is still well above the required
minimum density of 8 dwelling units per net acre. The proposed subdivision meets the
minimum zoning standards for lot size, frontage, and density. The Final Plat is still
consistent with the approved Preliminary Plat for the proposed subdivision.
As this is an infill replat, all public improvements for the proposed subdivision have been
installed with the exception of sidewalk and street trees adjacent to proposed Lot 1. These
improvements are secured through an Agreement for Sidewalk and Street Trees. Sidewalk
and street trees will be installed when a home is constructed on Lot 1.
ALTERNATIVES:
1. The City Council can approve the Final Plat for Somerset Subdivision, 19th Addition.
2. The City Council can deny approval of the Final Plat for Somerset Subdivision, 19th
Addition.
3. The City Council can refer the Final Plat back to staff and the property owners for
additional information.

CITY MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council approve Alternative#1.
This will approve the Final Plat for Somerset Subdivision, 19th Addition. All subdivision
requirements have been fulfilled.
