RESOLUTION APPROVING PRELIMINARY PLAT FOR
EAST HICKORY PARK SUBDIVISION
FOR THE CITY OF AMES
WHEREAS,the property owners are requesting approval of a PreliminaryPlat for the East Hickory Park
Subdivision; and,
WHEREAS,the proposed Subdivision would be used for commercial development; and,
WHEREAS,the property is generally located at the northwest corner ofDayton Avenue and South 16`h
Street; and,
WHEREAS, at its meeting of July 6, 2005, the Planning and Zoning Commission recommended
approval of the Preliminary Plat for East Hickory Park Subdivision,with the following stipulations:
1. That the developer will construct and dedicate all public improvements within the development to City
of Ames Urban Standards, as required, including: street paving, curb, gutter, sidewalks,
bicycle/pedestrian pathways,street lights,street trees,water main,sanitarysewer main,and storm sewer
improvements,prior to approval of the Final Plat,or execute an Improvement Agreement to guarantee
the completion of all public improvements and provide security in the form of an Improvement
Guarantee, as set forth in Section 23.409 of the Municipal Code.
2. No grading will be permitted on the site until construction plans are approved by the Department of
Public Works for all public infrastructure in each addition,including storm water management facilities.
3. The developer must secure a Flood Development Permit prior to any construction activities on the site.
4. A note shall be placed on the face of the Final Plat indicating that access to re-routed Dayton Avenue
is only allowed immediately west of the intersection of Dayton Avenue and Isaac Newton Drive.
5. A note shall be placed on the Final Plat indicating access to South 16'Street be only allowed at a point
400 feet west of the west right-of-way line of re-routed Dayton Avenue.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that the
Preliminary plat for the East Hickory Park Subdivision is hereby approved,with the above-noted stipulations.
ADOPTED THIS day 12'of July,2005.
