HomeMy WebLinkAboutA002 - Council Action Form dated August 10, 2004 ITEM # CL DATE 08/10/04 COUNCIL ACTION FORM SUBJECT:APPROVAL OF PARTIAL COMPLETION OF PUBLIC IMPROVEMENTS AND APPROVAL OF THE FINAL-PLAT FOR SOMERSET SUBDIVISION, 17T" ADDITION BACKGROUND: The applicants, Erben Hunziker and Margaret Hunziker Development, L.L.C.; D & R Furman, L.L.C.; and R. Friedrich & Sons, Inc., are requesting that the Final Plat for Somerset Subdivision, 17th Addition be approved. The subject property consists of approximately 9.765 acres and is generally located between Stange Road and Kent Avenue, directly south of the northern boundary of the Somerset Subdivision. The proposed Final Plat involves the creation of 34 platted lots, for single-family detached residential development, two lettered outlots (Outlots 'XX' and 'YY'), for open space development for the continuation of walking paths, and two lettered lots (Lots 'A' and 'B') for dedication as public street right-of-way for Kingston Drive and Clayton Drive. The lots for single-family detached dwellings range in size from 7,200 square feet to 13,162 square feet. The net density of the proposed Final Plat is 4.59 dwelling units per net acre, based on 34 lots on 7.41 net acres. The developers have installed a portion of the required public improvements for this. subdivision. The public improvements that have been completed include the installation of water, sanitary sewer, and storm sewer. Pedestrian/bike paths, street paving, streetlights,. sidewalks and street trees must still be installed. A$254,927 Letter of Credit and a Public Improvement Agreement secure the pedestrian/bike paths, street paving, and streetlights. The sidewalks and street trees are secured through an Agreement for Sidewalk and Street Trees. These improvements will be installed as homes are constructed on the adjacent lots. As a result of this review, staff has determined that the Final Plat for Somerset Subdivision, 17th Addition,should be approved. 6 ALTERNATIVES: 1. The City Council can approve the Resolution of Partial Completion of Public Improvements and the Final Plat for Somerset Subdivision, 17th Addition. 2. The City Council can deny approval of the Resolution of Partial Completion of Public Improvements and the Final Plat for Somerset Subdivision, 17th Addition. 3. The City Council can refer these items back to staff and the developer for additional information. CITY MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative#1. This will approve the Resolution of Partial Completion of Public Improvements and the Final Plat for Somerset Subdivision, 17t'Addition. All subdivision requirements have been fulfilled.
