HomeMy WebLinkAboutA023 - Council Action Form dated August 24, 2004 w � ITEM # DATE 08/24/04 COUN CIL ACTION FORM SUBJECT: APPROVAL OF THE FINAL PLAT FOR BLOOMINGTON HEIGHTS WEST PLAT 3. BACKGROUND: The property owner, Ames Land Company, is requesting approval of the Final Plat for Bloomington Heights West Plat 3.The proposed Final Plat is a replat of Outlot "Y" of Bloomington Heights West Plat 2, which involves the creation of 40 platted lots for single-family detached dwellings and Lots G, H, I, and J for public street right-of-way. The subject area is generally located on the north side of Harrison Road, west of the Bloomington Heights West Townhomes, east of the Union Pacific Railroad right-of-way, and south of the north city limits of Ames. This is the northwest corner of the Bloomington Heights West development. The entire area of Bloomington Heights West Plat 3 includes 14.846 acres. The property is currently zoned "RL (Residential Low Density). The proposed lots meet the requirements of the Zoning Ordinance. The developers have installed the underground utilities, including water, storm sewer, and sanitary sewer infrastructure improvements. The City has accepted the underground utilities. Curb and gutter, asphalt paving, bike path, and streetlights have not been constructed and are secured by a $260,000 Performance Bond together with a Public Improvement Agreement. The sidewalks and street trees are secured through an Agreement for Sidewalk and/or Bike Path and Street Trees. These improvements will be installed as homes are constructed on the adjacent lots. As a result of this review, staff recommends that the Final Plat for Bloomington Heights West Townhomes Plat 3 be approved. ALTERNATIVES: 1 . The City Council can approve the Final Plat for Bloomington Heights West Plat 3. 2. The City Council can deny approval of the Final Plat for Bloomington Heights West Plat 3. 3. The City Council can refer the Final Plat back to staff and/or the property owners for additional information. 1 CITY MANAGER'S RECOMMENDED ACTION: The City Manager recommends that the City Council approve Alternative #1. This will approve the Final Plat for Bloomington Heights West Plat 3. All subdivision requirements have been fulfilled.
