HomeMy WebLinkAboutA002 - Council Action Form dated April 13, 2004 t I ITEM lt�—j DATE 04/13/04 COUNCIL ACTION FORM SUBJECT: APPROVAL OF THE FINAL PLAT FOR THE SOUTHERN HILLS WEST SUBDIVISION. BACKGROUND: The property owners are requesting that the Final Plat for Southern Hills West Subdivision be approved. The property in question includes three existing parcels (Parcels C, D, and E) at the.northwest corner of Airport Road and South Riverside Drive. The property owners are proposing to subdivide the three existing parcels into four lots (Lots 1 — 4) and one outlot(Outlot A). Lots 1 and 2 are already developed with commercial office buildings. Lots 3 and 4 are being created for future commercial development. A Clear Zone Easement is already in place over proposed Outlot A. The Clear Zone Easement restricts any development on the property to protect one of the approach paths to the Ames Municipal Airport located on the south side of Airport Road. The entire area of the Southern Hills West Subdivision includes 11.90 acres. The property is currently zoned "HOC' (Highway Oriented Commercial). The lots meet the requirements of the Zoning Ordinance. All vehicle access to the lots is from an existing frontage road that extends from South Riverside Drive to North Loop Drive.Vehicular access will be prohibited from Airport Road. There are no public improvements to be installed with this Final Plat as all public infrastructure has already been constructed in this area. As a result of this review, staff has determined that the Final Plat for Southern Hills West Subdivision.should be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat for Southern Hills West Subdivision. 2. The City Council can deny approval of the Final Plat for Southern Hills West Subdivision. 3. The City Council can refer the Final Plat back to staff and the property owners for additional information. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative#1. This will approve the Final Plat for the Southern Hills West Subdivision.
