COUNCIL ACTION FORM
SUBJECT: FINAL PLAT FOR THE SOMERSET SUBDIVISION EIGHTEENTH ADDITION.
BACKGROUND:
The property owners,Erben Hunziker and Margaret Hunziker Development, L.L.C.; D & R
Furman, L.L.C.; and R. Friedrich & Sons, Inc., are requesting approval of the Somerset
Subdivision Eighteenth Addition. The property in question includes three existing outlots—
Outlot F in Somerset Subdivision Eighth Addition, Outlot G in Somerset Subdivision Tenth
Addition, and Outlot K in Somerset Subdivision Eleventh Addition. The subject site is
generally located on both sides of Northridge Parkway, between Stange Road and Kent
Avenue (See Attached Plat Map).
The property owners are proposing to subdivide the three existing outlots into two lots(Lots
1 and 2) for commercial development and one outlot (Outlot UU). Outlot UU will provide
shared vehicular parking for the commercial area developing in Somerset.
The entire area of the Somerset Subdivision Eighteenth Addition includes 2.172 acres.The
property is currently zoned "F-VR" (Village Residential). The lots meet the requirements of
the Zoning Ordinance.
There are no public improvements to be installed with this Final Plat with the exception of
the installation of public sidewalk and street trees along Stange Road and Kent Avenue.
The applicant has submitted a Sidewalk and Street Tree Agreement to ensure the
installation of these improvements.
As a result of this review, staff has determined that the Final Plat for Somerset Subdivision
Eighteenth Addition should be approved.
ALTERNATIVES:
1. The City Council can approve the Final Plat for Somerset Subdivision Eighteenth
Addition.
2. The City Council can deny approval of the Final Plat for Somerset Subdivision
Eighteenth Addition.
3. The City Council can refer the Final Plat back to staff and/or the property owners for
.additional information.
CITY MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council approve Alternative#1.
This will approve the Final Plat for the Somerset Subdivision Eighteenth Addition. All
subdivision requirements have been fulfilled.
