COUNCIL ACTION FORM
SUBJECT: APPROVAL OF THE FINAL PLAT FOR THE SAFARI SUBDIVISION.
BACKGROUND:
The property owners are requesting that the Final Plat for Safari Subdivision be approved.The property
in question includes three existing lots (Parcel B and Lots 6 and 7 of Camelot Subdivision) generally
located south of Southeast 16th Street and west of South High Avenue (see attached Location Map).
The property owners are proposing to subdivide the three existing lots into two lots- Lots 1 and 2 (see
attached Final Plat Map). Proposed Lots 1 and 2 are already developed with commercial buildings.
The purpose of this subdivision.is to allow the current property owner to sell Lot 1.
The entire area of the Safari Subdivision includes 1.67 acres. The property is currently zoned "HOC"
(Highway Oriented Commercial). The lots meet the requirements of the Zoning Ordinance.
Vehicular access to Lot 1 is provided.from an existing drivewaythat extends from Southeast 16t'Street.
Vehicular access to Lot 2 is provided from an existing driveway that extends from South High Drive.
No new vehicular access will be provided.
There are no public improvements to be installed with this Final Plat with the exception of the
installation of public sidewalk along South High Avenue. At its meeting on September 23, 2004, the
City Council deferred the installation of the sidewalk until such time as sidewalks are installed
elsewhere on South High Avenue. As required by the approval resolution,the applicant has submitted
a Sidewalk Agreement and a letter of credit in the amount of$2,665.00 to ensure the installation of this
improvement.
As a result of this review, staff has determined that the Final Plat for Safari Subdivision should be
approved.
ALTERNATIVES:
1. The City Council can approve the Final Plat for Safari Subdivision.
2. The City Council can deny approval of the Final Plat for Safari Subdivision.
3. The City Council can refer the Final Plat back to staff and the property owners for additional
information.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council approve Alternative #1. This will
approve the Final Plat for the Safari Subdivision. All subdivision requirements have been fulfilled.
