COUNCIL ACTION FORM
SUBJECT: APPROVAL OF THE FINAL PLAT FOR SOUTH FORK TOWNHOMES
SUBDIVISION.
BACKGROUND:
The proposed Final Plat is a replat of Lots 27, 28, 29, and 30 of South Fork Subdivision,
First Addition. and establishes six platted lots for single-family attached dwellings. The
proposed subdivision includes 19,424 square feet (.45 acres), and is divided into lots as
follows:
• Lot 1: 5,984 sq. ft.
• Lot 2: 2,520 sq. ft.
• Lot 3: 2,520 sq. ft.
• Lot 4: 2,520 sq. ft.
• Lot 5: 2,520 sq. ft.
• Lot 6: 3,360 sq. ft.
Total 19,424 sq. ft. (.45 acres)
The proposed subdivision is zoned as "FS-RM" (Suburban Residential Medium Density).
The minimum lot area for single-family attached dwellings in the "FS-RM" zone is 2,400
square feet for exterior units and 1,200 square feet for interior units. The minimum lot
frontage on'a public street is 24 feet.
The minimum required density in the "FS-RM" zone is 10 dwelling units per net acre. The
density proposed for this subdivision is 13.33 dwelling units per net acre.
The proposed subdivision meets the minimum zoning standards for lot size, frontage, and
density. The Final Plat is consistent with the approved Preliminary Plat for the proposed
subdivision.
All public improvements for the proposed subdivision. have been installed with the
exception of sidewalk and street trees along Marigold Drive. These improvements are
secured through an Agreement for Sidewalk and Street Trees. Sidewalk and street trees
will be installed as homes are constructed on the six lots.
Staff believes that the Final Plat for South Fork Townhomes Subdivision meets the
minimum subdivision and zoning ordinance standards, as required for approval.
ALTERNATIVES:
1: The City Council can approve the Final Plat for South Fork Townhomes Subdivision.
2. The City Council can deny approval of the Final Plat for South Fork Townhomes
Subdivision.
3. The City Council can refer the Final Plat back to staff and the property owners for
additional information.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council approve Alternative #1.
This will approve the Final Plat for South Fork Townhomes Subdivision. All subdivision
requirements have been fulfilled.
