HomeMy WebLinkAboutA002 - Council Action Form dated November 25, 2003 ITEM # Jq DATE 11/25103 COUNCIL ACTION FORM SUBJECT: APPROVAL OF THE FINAL PLAT FOR KINYON-CLARK SUBDIVISION, FIRST ADDITION. BACKGROUND: The proposed Final Plat involves the creation of 31 platted lots for single-family detached dwellings, ten lots for single-family attached dwellings, three lots (Lots A, B and C) for public right-of-way, and one outlot(Outlot B)for future residential development. The entire area of the Kinyon-Clark Subdivision, First Addition includes 18.94 acres. The density of the development for the 41 single-family attached and detached lots is approximately 3.93 dwelling units per net acre, and the lots range in size from 8,035 square feet to 23,885 square feet. The land area is zoned as "FS-RL" (Suburban Residential Low Density). The proposed Final Plat is consistent with the approved Preliminary Plat. Furthermore, all lots meet the minimum requirements of the Zoning Ordinance. The developers have installed none of the required public improvements, including the underground utilities (water, storm sewer, and sanitary sewer), street paving, street lights, sidewalks; and street trees. Financial security in the form of a Letter of Credit in the amount of $483,752.00 has been submitted by the Developer for the cost of the underground utilities, street paving, and street lights. The sidewalks and street trees are secured through an Agreement for Sidewalk and Street Trees. These improvements will be installed as homes are constructed on the adjacent lots. As a result of this review, staff has determined that the Final Plat for Kinyon-Clark Subdivision, First Addition should be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat for Kinyon-Clark Subdivision, First Addition. 2. The City Council can deny approval of the Final Plat for Kinyon-Clark Subdivision, First Addition. 3. The City Council can refer the Final Plat back to staff and the property owners for additional information. CITY MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative#1. This will approve the Final Plat for Kinyon-Clark Subdivision, First Addition. All subdivision requirements have been fulfilled.
