COUNCIL ACTION FORM
SUBJECT: FINAL PLAT FOR AIRPORT ROAD SUBDIVISION SECOND ADDITION.
BACKGROUND:
The property owners, Airport Road Developers, L.C., are requesting approval of the Airport
Road Subdivision Second Addition.
The property in question includes one existing outlot, which was platted as Outlot X, Airport
Road Subdivision. The subject site is located west of South Duff Avenue on both sides of
Kitty Hawk Drive extended.
The property owners are proposing to subdivide existing Outlot X into two lots (Lots 1 — 2)
for commercial development, one outlot (Outlot W) for future commercial development, and
one lot (Lot A) for street right-of-way for Kitty Hawk Drive.
The entire area of Airport Road Subdivision Second Addition includes 14.51 acres. The
property is currently zoned "HOC' (Highway Oriented Commercial District). The lots meet
the requirements of the Zoning Ordinance.
The developers have installed none of the required public improvements for this
subdivision. The public improvements that still need to be completed include the
installation of water, sanitary sewer, storm sewer, streets, streetlights, and sidewalks. The
water, sanitary sewer, storm sewer, street, and streetlight improvements are secured by
a $66,894.00 Letter of Credit and a Public Improvement Agreement. The sidewalks are
secured through an Agreement for Sidewalk.
As a result of this review, staff has determined that the Final Plat for Airport Road
Subdivision Second Addition should be approved.
ALTERNATIVES:
1. The City Council can approve the Final Plat for Airport Road Subdivision Second
Addition.
2. The City Council can deny the approval of the Final Plat for Airport Road Subdivision
Second Addition.
3. The City Council can refer this item back to staff and the property owner for additional
information.

CITY MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council approve Alternative #1.
This will approve the Final Plat for Airport Road Subdivision Second Addition. All
subdivision requirements have been fulfilled.
