Dorf, Manager,Iowa Title Company,Abstract No. 56921 last certified at 8:00 A.M.on January 13,2000: Parcel "C": Part of Parcel "B" of the S%2 of the SEI/4 of Section 14, Township 83 North,Range 24 West of the 5th P.M.,City of Ames, Story County,Iowa,as shown on the Plat of Survey recorded December 16, 1999 as Instrument No. 99-16463 on Slide 48 Page 1. I find the prevailing record title to the above described real estate to be in Armstrong Family Limited Partnership, by virtue of a Warranty Deed dated December 27, 1995 and filed in the office of the Story County Recorder on July 29, 1996 subject only to an overhead electric utility easement which as indicated on the Final Plat of Armstrong's Fourth Addition to Ames,Story County,Iowa,shall be removed at the expense ofthe City of Ames upon demolition ofthe existing buildings that these lines feed on Lots I and 4 of said proposed subdivision, and at such time the City shall vacate any easements in connection with these overhead electric utility lines. I also examined the abstract of title to the following described real estate as certified by Judith A. Dorr, Manager, Iowa Title Company, Abstract No. 57948 last certified at 12:45 P.M. on July 21, 2000 and supplemented by Addendum dated September 8, 2000: Beginning at a point on the half-section line 297 Feet South of the Northwest Corner of the S%2 of the SEI/4 of Section 14, Township 83 North, Range 24 West of the 5th P.M., thence East 440 Feet, thence South 99 Feet, thence West 440 Feet, thence North 99 Feet to the place of beginning. I find the prevailing record title to the above described real estate to be in Armstrong Family Limited Partnership, by virtue of a Warranty Deed dated July 19, 2000 and filed in the office of the Story County Recorder on July 21, 2000, subject to a first mortgage in favor of First American Bank, Ames, Iowa dated July 19, 2000.
