ITEM # 2 3 DATE October 14,2003 COUNCIL ACTION FORM SUBJECT: APPROVAL OF THE FINAL PLAT FOR BROOKVIEW PLACE WEST 2ND ADDITION. BACKGROUND: The proposed Final Plat is a replat of Outlot "U" of Brookview Place West Vt Addition, and involves the creation of 22 platted lots for single-family detached dwellings and one outlot. The entire area of Brookview Place West 2n Addition includes 17.907 acres. The density of the development, for the 22 platted lots is 4.04 dwelling units per net acre, and the lots range in size from 7,200 square feet to 13,465 square feet. The land area is zoned as "RL" (Residential Low Density). All lots meet the minimum requirements of,the Zoning Ordinance. The developers have installed the underground utilities, including water, storm sewer, and sanitary sewer infrastructure improvements. Financial security in the form of a Letter of Credit has been submitted by the Developer for the cost of public improvements that include streets and street lights in the amount of$107,533.80. The sidewalks and street trees are secured through an Agreement for Sidewalk and/or Bike Path and Street Trees. These improvements will be installed as homes are constructed on the adjacent lots. As a result of this review, staff has determined that the Final Plat for Bloomington Heights West Plat 2nd should be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat for Brookview Place West 2nd Addition. 2. The City Council can approve the Final Plat for Brookview Place West 2nd Addition, with modifications. 3. The City Council can deny approval of the Final Plat for Brookview Place West 2nd Addition. MANAGER'S RECOMMENDED ACTION:. It is the recommendation of the City Manager that the City Council approve Alternative#1. This will approve the Final Plat for Brookview Place West 2nd Addition.
