COUNCIL ACTION FORM
SUBJECT: FINAL PLAT FOR THE GRAND JUNCTION SUBDIVISION SECOND
ADDITION.
BACKGROUND:
The property owners are requesting approval of the Grand Junction Subdivision Second
Addition.
The property in question includes one existing lot located at the northeast corner of Lincoln
Way and Grand Avenue. The property owners, Grand Junction, LC., are proposing to
subdivide the one existing lot into two lots. Proposed Lot 1 will contain the existing
Hollywood Video, Bruegger's Bagel Bakery, and Carlos O'Kelley's Restaurant. Proposed
Lot 2 will be sold and developed commercially.
The entire area of the Grand Junction Subdivision Second Addition includes 4.42 acres.
The property is currently zoned "HOC" (Highway Oriented Commercial). The lots meet the
requirements of the Zoning Ordinance.
All vehicle access to the proposed lots will be provided via existing driveway connections to
Gilchrist Street and Lincoln Way. A cross-easement agreement is needed to provide
vehicular access across Lots 1 and Lot 2. The applicant has provided the necessary
signed, cross-easement agreement.
There are no public improvements to be installed with this Final Plat.
As a result of this review, staff has determined that the Final Plat for Grand Junction
Subdivision Second Addition should be approved.
ALTERNATIVES:
1. The City Council can approve the Final Plat for Grand Junction Subdivision Second
Addition.
2. The City Council can deny approval of the Final Plat for Grand Junction Subdivision
Second Addition. '
3. The City Council can refer the Final Plat back to staff and the property owners for
additional information.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council approve Alternative#1.
This will approve the Final Plat for the Grand Junction Subdivision Second Addition. All
subdivision requirements have been fulfilled.
