WARRANTY DEED
For the consideration of One and No/100 Dollars ($1.00) and other good and valuable consideration, GRAND
JUNCTION, L. C., an Iowa limited liability company, does hereby convey to FAMC, INC., an Iowa
corporation, the following described real estate in Story County, Iowa:
Lot 2, Grand Junction Subdivision, Second Addition, an Official Subdivision Plat, now included in
and forming a part of the City of Ames, Story County, Iowa, together with all easements and
servient estates appurtenant thereto and subject to (a) all easements, covenants and restrictions of
record and (b) all existing zoning restrictions.
The provisions of the Articles of Organization and Operating Agreement of Grantor and the facts related thereto set
forth in paragraphs 2, 3, 4, 5 and 6 of that Affidavit of Explanatory Title, filed for record in the Office of the
Recorder for Story County, Iowa on April 17, 1996 as Instrument No. 96-03431, regarding, among other property,
the property transferred by this deed, have not been modified or revoked and remain in full force and effect and are
true and correct as of this date.
Grantor hereby covenants with grantees, and successors in interest, that Grantor holds the real estate by title in
fee simple; that it has good and lawful authority to sell and convey the real estate; that the real estate is free and
clear of all liens and encumbrances, except as may be above stated; and it covenants to Warrant and Defend the
real estate against the lawful claims of all persons, except as may be above stated.
Words and phrases herein, including acknowledgment hereof, shall be construed as in the singular or plural
number; according to the context.

acknowledged the execution of the foregoing instrument to be the voluntary act and deed of said corporate manager and said
limited liability company,by each entity and by them voluntarily executed.
