HomeMy WebLinkAboutA003 - Council Action Form dated May 27, 2003 z- ITEM # 17 DATE 05/27/03 COUNCIL ACTION FORM SUBJECT: FINAL PLAT FOR THE SOMERSET SUBDIVISION FIFTEENTH ADDITION. BACKGROUND: The property owners, Erben Hunziker and Margaret Hunziker Development, L.L.C.; D& R Furman, L.L.C.; and R. Friedrich & Sons, Inc., are requesting approval of the Somerset Subdivision Fifteenth Addition. The property in question includes one existing lot,which was platted as Outlot F, Somerset Subdivision Tenth Addition. The lot is located on the north side of Northridge Parkway, between Stange Road and Kent Avenue. The property owners are proposing to subdivide the one existing outlot into eight lots (Lots 1 — 8) for commercial development and two outlots (Outlots XX and YY). Outlot XX will provide vehicular and pedestrian access to the parking lot located directly north of the subject site on Outlot VV. Outlot YY will be a Paseo and will provide pedestrian access to the parking lot to the north. There will be no direct vehicular access to the proposed lots.All parking will be provided on-the adjacent streets in the common parking lot located directly north of the subject site on Outlot VV. The"entire area'of the Somerset Subdivision Fifteenth Addition includes 0.45 acres. The property is currently zoned "F-VR"(Village Residential). The lots meet the requirements of the Zoning Ordinance. There are no public improvements to be installed with this Final Plat with the exception of the installation of public sidewalk and street trees along Northridge Parkway. The applicant has submitted a Sidewalk and Street Tree Agreement to ensure the installation of these improvements. As a result of this review; staff has determined that the Final Plat for Somerset Subdivision Fifteenth Addition should be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat for Somerset Subdivision Fifteenth Addition. 2. The City Council can deny approval of the Final Plat for Somerset Subdivision Fifteenth Addition. 3. The City Council can refer the Final Plat back to staff and the property owners.for additional information. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative#1. This will approve the Final Plat for the Somerset Subdivision Fifteenth Addition. All subdivision requirements have been fulfilled.
