COUNCIL ACTION FORM
SUBJECT: FINAL PLAT FOR THE HUNZIKER - HABITAT SUBDIVISION.
BACKGROUND:
The property owners are requesting approval of the final plat for the Hunziker-Habitat
Subdivision.
The proposed subdivision includes two existing lots (Lots 11 & 12, Block 5) located on the
northwest corner of N. 2nd Street and N. Oak Avenue. The property owners are proposing
to subdivide Lot 11 into two parts and combine the northern part of the lot with Lot 12.
Proposed Lot 1 is zoned as "UCRM" (Urban Core Residential Medium Density). The
developer plans to demolish the existing house on this lot and make the lot available for
the construction of a new single-family dwelling. Proposed Lot 2 is zoned as "HOC"
(Highway-Oriented Commercial) and will continue to be used for commercial activity.
The Hunziker-Habitat Subdivision includes approximately-0.48 acres, and the proposed
lots meet the Zoning Ordinance requirements for minimum lot area.
Vehicular access to proposed Lot 1 will be from N. 2nd Street. Vehicular access to
proposed Lot 2 will be from N. 2nd Street and from the alley adjacent to the north property
line.
There are no public improvements required for this proposed subdivision. The property_
owner is proposing to grant to the City an easement for electrical facility improvements.
It is for this reason that the Minor Subdivision is being acted upon by the City Council.
City staff believes the Final Plat for the Hunziker-Habitat Subdivision meets the subdivision
ordinance requirements for approval.
ALTERNATIVES:
1. The City Council can approve the Final Plat for Hunziker-Habitat Subdivision.
2. The City Council can deny approval of the Final Plat for Hunziker-Habitat,Subdivision.
3. The City Council can refer the Final Plat back to staff and the property owners for
additional information.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council approve Alternative#1.
This will approve the Final Plat for the Hunziker-Habitat Subdivision. All subdivision
requirements have been fulfilled.
