c ITEM # DATE 05/13/03 COUNCIL ACTION FORM SUBJECT: FINAL PLAT FOR THE SOMERSET SUBDIVISION FOURTEENTH ADDITION. BACKGROUND: The property owners are requesting approval of the Somerset Subdivision Fourteenth Addition. The property in question includes one existing lot located on the north side of Bristol Drive, between Stange Road and Kent Avenue. The property owners, RK and FL LC., are proposing to subdivide the one existing lot into two lots. The site is currently being developed with two apartment/condominium structures. Upon the subdivision of the existing lot, each structure, and it's associated parking, will be located on one of the newly created lots. The entire area of the Somerset Subdivision Fourteenth Addition includes 2.01 acres. The property is currently zoned "F-VR" (Village Residential). The lots meet the requirements of the Zoning Ordinance. All vehicle access to the proposed lots will be provided via one driveway from Bristol Drive along the west end of proposed Lot 1. A cross-easement agreement is needed to provide vehicular access across Lot 1 to Lot 2. The applicant has provided the necessary signed, cross-easement agreement. There are no public improvements to be installed with this Final Plat with the exception of the installation of public sidewalk and street trees along Bristol Drive. The applicant has submitted a Sidewalk and Street Tree Agreement to ensure the installation of these improvements. As a result of this review, staff has determined that the Final Plat for Somerset Subdivision Fourteenth Addition should be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat for Somerset Subdivision Fourteenth Addition. 2. The City Council can deny approval of the Final Plat for Somerset Subdivision Fourteenth Addition. 3. The City Council can refer the Final Plat back to staff and the property owners for additional information. S r MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative #1. This will approve the Final Plat for the Somerset Subdivision Fourteenth Addition. All subdivision requirements have been fulfilled.
