CURTIS, hereby state that I am an attorney at law, duly admitted to the practice of law in the State of Iowa, and a member of the firm of Pasley and Singer Law Firm, L. L. P., with offices at 323 Sixth Street,Ames, Story County, Iowa. I further state that I have examined the abstract of title to the following described real estate: That part of the South half of the Southwest Quarter of Section 1, Township 83 North, Range 25 West of the 5th P.M., Boone County, Iowa, more particularly described as follows: Commencing at the Southwest corner of said Section 1; thence N89035'54"E 1,099.00 feet, along the south line of the Southwest Quarter of said Section 1; thence N01 040'28"W 80.02 feet to the point of beginning of this description,which point is also on the north right-of-way line of public highway;thence N01°40'28"W 700.02 feet along the west line of Gene Harris First Subdivision; thence N89035'54"E 175.00 feet;thence N01°40'28"W 140.00 feet; thence N89035'54"E 305.50 feet; thence N01°40'28"W 391.93 feet; thence S89033'30"W, along the north line of said South half of the Southwest quarter, 1,073.83 feet; thence S01 020'06"E (recorded as S00°00'W)175.00 feet; thence S89033'30"W (recorded as N89009Y2'W) 90.28 feet; thence SO 035'30"E (recorded as S00015'25"E) 178.21 feet; thence S89033'30"W (recorded as N89°09'30"W), 408.40 feet, to the west line of said Section 1, thence S01°20'06"E 233.23 feet; thence N88°35'54"E 33.00 feet; thence S08051'36"E 201.70 feet; thence S01 024'06"E 330.00 feet;thence S52°49'06"E165.10 feet;thence S88018'06"E 400.90 feet;thence N89°35'54"E 509.13 feetto the point of beginning,containing 31.073 acres, with 0.18 acres subject to public road; from the date of the Root of Title thereof, down to and including the 21 sc day of February,2003, as last certified by Boone County Abstract Company, Boone, Iowa. Based upon the information within said abstract of title, it is my opinion that the fee simple title to the property described above is in EUGENE B. HARRIS, a married person, and said real estate is free from encumbrances. The property is subject to easements and restrictions of record and the general zoning ordinances of County of Boone, Iowa.
