HomeMy WebLinkAboutA008 - Council Action Form dated February 11, 2003 ITEM # r DATE 02/11/03 COUNCIL ACTION FORM SUBJECT: APPROVAL OF THE FINAL PLAT FOR BLOOMINGTON HEIGHTS WEST TOWNHOMES PLAT 1. BACKGROUND: The proposed Final Plat is a replat of Lots 13-38 and Outlot "A" of Bloomington Heights West Plat 1, and involves the creation of 26 platted lots for bi-attached single-family dwellings and one outlot, which includes the private streets and open space surrounding the numbered lots. The entire area of the Bloomington Heights West Townhomes Plat 1 includes 6.07 acres. The density of the development, for the 26 platted lots is 13.40 dwelling units per net acre, and the lots range in size from 2,824 square feet to 3,940 square feet. The land area is zoned as PRD-RM (Planned Residence Development— Residential Medium Density). All lots meet the minimum requirements of the Zoning Ordinance. The developers have installed all of the required underground public utilities for this proposed subdivision, including water, storm sewer, and sanitary sewer infrastructure improvements. No public streets are part of this Final Plat. Sidewalks remain to be completed along the private streets, and are covered under a separate "Sidewalk Agreement", that is part of the Final Plat documents for this proposed subdivision. Sidewalks will be installed as homes are constructed on the adjacent lots. As a result of this review, staff has determined that the Final Plat for Bloomington Heights West Townhomes Plat 1 should be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat for Bloomington Heights West Townhomes Plat 1. 2. The City Council can approve the Final Plat for Bloomington Heights West Townhomes Plat 1 , with modifications. 3. The City Council can deny approval of the Final Plat for Bloomington Heights West Townhomes Plat 1. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative#1. This will approve the Final Plat for Bloomington Heights West Townhomes Plat 1. All subdivision requirements have been fulfilled.
