I further state that I have examined the Abstract of Title to the following-described real estate, to-wit: A tract of land being a replat of Outlot S of Northridge Heights Subdivision, Fourth Addition, City of Ames, Story County, Iowa, described as follows: Beginning at the Southeast Corner of said Outlot S;thence S89°50'58"W,366.97 feet along the Northerly right- of-way line of Bloomington Road to the Southeast Corner of Northridge Heights Subdivision,Second Addition,said City of Ames; thence N00°09'05"W, 627.00 feet along the Easterly line of said Second Addition to the Northeast corner thereof, thence continuing N00009'05"W, 207.29 feet along the Easterly right-of-way line of Chilton Avenue in said Fourth Addition to a point on a 767.00 foot radius, tangent curve, concave Easterly; thence Northerly 77.76 feet along said Easterly right-of-way line and along said curve having a chord bearing NO2°45'10"E, 77.73 feet; thence N80029'26"W, 362.40 feet along the Northerly lines of Lots 12, 11, 10 and 9 of said Fourth Addition to the Northwest Corner of said Lot 9; thence N82°46'16"W, 170.01 feet along the Northerly lines of Lots 8 and 7 of said Fourth Addition to the Northwest Corner of said Lot 7;thence S07050'28"W, 197.41 feet along the Westerly line of said Lot 7 to a point on the Southerly right-of-way line of Roxboro Drive in said Fourth Addition; thence S82°09'32"E, 15.00 feet along said Southerly right-of-way line to the Northwest Corner of Lot 6 of said Fourth Addition; thence S07°50'28"W, 125.00 feet along the Westerly line of said Lot 6 to the Southwest Corner thereof, a point on the Northerly line of said Second Addition;thence N82°09'32"W, 340.39 feet along said Northerly line to the Northwest Corner of said Second Addition, a point on the Easterly line of Northridge Heights Subdivision, First Addition, said City of Ames; thence N00°07'32"W, 35.33 feet along said Easterly line to the Northeast Corner of said First Addition; thence continuing N00007'32"W, 199.42 feet along the Easterly lines of Lots 25 and 24 of Northridge Heights Subdivision, Third Addition, said City of Ames, to the Northeast Corner of said Lot 24; thence N04°54'21"W, 95.75 feet PVLJ W along the Easterly line of Lot 23 of said Third Addition to the Northeast Corner thereof;thence S85°24'10"W,44.35 feet along the Northerly line of said Lot 23 to a point on the Westerly line of said Outlot S;thence N00°27'49"W,211.80 feet along said Westerly line to the Northwest Corner of said Outlot; thence N89°44'39"E, 1307.33 feet along the Northerly line of said Outlot to the Northeast Corner thereof;thence S00°14'04"E, 1261.46 feet along the Easterly line of said Outlot to the point of beginning; containing 19.14 acres subject to easements of record. from the root of the title thereof, down to and including the day of 2002, last certified by Abstract & Title Services of Story County(Iowa Title Guaranty Division Member #8650). The real estate has now been subdivided and is now known as NORTHRIDGE HEIGHTS SUBDIVISION FIFTH ADDITION,STORY COUNTY, IOWA. Based upon information within said Abstract of Title, it is my opinion that the fee simple title to said real estate is in Uthe Development Company,L.L.C. The real estate is free from encumbrances,but is subject to easements and restrictions of record and to zoning ordinances of the City of Ames, Iowa. Dated this day of bN eY&&- , 2002.
