Dear Paul:
The Public Works and Planning and Housing Departments have reviewed the
Administrative Plat submittals for the Second Addition to Country Estates and find them
to be in general conformance with the requirements of the City. The following items should
be included in the Final Plat submittals.
1. Utility Easements
Lot No. Easement
1 North 15', Easterly 15'
2 Northeast 15'
3 Northeast 15'
4 Easterly 15' 1�
5 East 15'
6 West 15', East 15'
7 Westerly and Southerly 1'5', East 15'
Outlot A West 15' and the East 15' of that,portion North of Lot 6
2. Temporary Turnaround Easement.
An easement for a temporary turnaround shall be written as shown on the plat for Lot
5.
3. Plat Boundary
The east boundary line of the subdivision needs to match the western right-of-way
line of Dayton Avenue.. The east property line of Lots 1, 6, 7, & Outlot A should be
set 60 west of the centerline of Dayton Avenue. The area between the property lines
and_ the subdivision boundary line needs to be designated as an Outlot to be
dedicated to the County.

4. Street Dedication
Roads should be designated as outlots for dedication to the public or county when
the Final Plat is recorded.
5. Notes on Final Plat
The following notes should appear on the Final Plat:
a. Lot 7 shall be connected to the Rural Water infrastructure.
b: Access to lots within the subdivision will not be allowed from Dayton
Avenue.
c. Soil borings are required in areas within the site which have been
identified by the City as having soils that make construction of buildings
difficult..
6. Public Improvement
This subdivision is within the City's two mile jurisdictional limit but will be under the
County's authority when completed. Therefore, any public improvement plans and
associated bonds shall be submitted to the county according to the County's
requirements. Proof of this submittal shall be included with the Final Plat documents
that are filed with the City. Copies of the Agreement and bond will be sufficient proof.
Based on the above items, the administrative plat is approved. You have one year
from the date of this letter to,file the Final Plat.
