COUNCIL ACTION FORM
SUBJECT: RESOLUTION APPROVING THE FINAL PLAT FOR WINDY 500
SUBDIVISION, LOCATED AT 2042 SOUTH 500"' AVENUE, OUTSIDE THE CITY'S
CORPORATE LIMITS, BUT WITHIN THE TWO-MILE JURISDICTION OF THE CITY.
BACKGROUND:
The property owner is requesting that the Final Plat for Windy 500 Subdivision be
approved.
The subject site is located outside the corporate limits of the City of Ames, but within the
two-mile jurisdiction area of the City. The property is located at 2042 South 500th Street,
including approximately 5.71 acres.
The Final Plat for Windy 500 Subdivision, now being considered for approval, divides the
subject property into two (2)single-family residential lots (see the attached Final Plat),that
divide the land area as follows:
Lot 1: 1.93 acres; and,
Lot 2: 3.78 acres.
The property is under the zoning jurisdiction of Story County. The zoning designation is:
"A-1" (Agricultural).
On February 12, 2002, the Ames City Council passed a resolution approving a waiver of
the requirement to install sanitary sewer and water infrastructure for this subdivision with
stipulations to require that the property owners sign a"Covenant forAssessment of Cost of
Improvements", and provide the City with a "Sanitary Sewer Easement".
The property owners have met these stipulations.
There are no public street improvements to be installed for this subdivision. All proposed
lots will have access onto the, existing South 500th.Avenue, located along the west
.perimeter of the subdivision.
Staff believes all requirements for the Final Plat approval have been met and recommends
approval of the Final Plat for Windy 500 Subdivision.
ALTERNATIVES:
1. The City Council can approve the Final Plat for Windy 500 Subdivision.
2. The City Council can approve the Final Plat for Windy 500 Subdivision, with
modifications.
3. The City Council can deny approval of the Final Plat for Windy 500 Subdivision.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council approve Alternative#1.
This will approve the Final Plat for Windy 500 Subdivision. All subdivision requirements
have been fulfilled.
