HomeMy WebLinkAboutA002 - Council Action Form dated August 13, 2002 ITEM # 07'30 4� DATE 08/13/02 COUNCIL ACTION FORM SUBJECT: A RESOLUTION APPROVING THE FINAL PLAT FOR THE NORTHRIDGE HEIGHTS SUBDIVISION FOURTH ADDITION. BACKGROUND: The applicant, Uthe Development Company, L.L.C., is requesting that the Final Plat for the Northridge Heights Subdivision Fourth Addition be approved. The property in question includes lots located on both sides of Roxboro Drive, west of Chilton Avenue. The proposed Final Plat involves the creation of 12 platted lots for single-family detached residential development and one lettered outlot (Outlot S) for future residential development. The entire area of the Northridge Heights Subdivision Fourth Addition includes 23.06 acres. The density of the development (the proposed 12 single-family detached lots) is 4.17 dwelling units per net acre and the lots range in size from 9,316 sq. ft. to 12,221 sq. ft. The area of this Final Plat is zoned "F-S RL" Suburban Residential Low Density District. All lots meet the requirements of the Zoning Ordinance. The developers have installed none of the required public improvements for this subdivision, which includes all underground utilities, (i.e. water, storm sewer, and sanitary sewer infrastructure improvements), streets, sidewalks, street lights, and street trees. The utilities, streets, and street lights are secured by a $2.13,777.50 Letter of Credit and a Public Improvement Agreement. The sidewalks and street trees are secured through an Agreement for Sidewalk and/or Bike Path and Street Trees. These improvements will be installed as homes are constructed on the adjacent lots. As a result of this review, staff has determined that the Final Plat for the Northridge Heights Subdivision Fourth Addition should be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat for the Northridge Heights Subdivision Fourth Addition. 2. The City Council can approve the Final Plat for the Northridge Heights Subdivision Fourth Addition, with modifications. 3. The City Council can deny approval of the Final Plat for the Northridge Heights Subdivision Fourth Addition. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative#1. This will approve the Final Plat for the Northridge Heights Subdivision Fourth Addition. All subdivision requirements have been fulfilled.
