HomeMy WebLinkAboutA004 - Resolution No. 01-480 adopted October 23, 2001 RESOLUTION NO. 01-480 RESOLUTION APPROVING REQUEST TO WAIVE MUNICIPAL CODE SECTION 23.401(2) REGARDING THE 1,320-FOOT BLOCK LENGTH REQUIREMENT FOR THE POINTE SUBDIVISION FOR THE CITY OF AMES, IOWA WHEREAS, the developer is requesting approval of a Preliminary Plat for The Pointe Subdivision, including approximately 22.64 acres of land (Parcel "J") generally located south of Hallett's Quarry(Parcel"H"), east of the Stone Brooke Subdivision,west of Dawes Drive, and north of Adams Street; and, WHEREAS,there currently exists a requirement in the Municipal Code [Section 23.401(2)] that the maximum length of a street,without providing for a second means of ingress and egress to the area, is 1320 feet; and, WHEREAS, the developer is requesting that the City Council grant a waiver of the requirement that a block length not exceed 1320 feet as they feel the topography and other conditions justify the variation; and, WHEREAS, City staff believes that waiver of this requirement is justified because a future street is planned to the south of this Subdivision that will intersect with the extension of Adams Street and provide a second means of access, there is no existing collector street to connect to at this time, and there is no option for the developer to establish a second means of ingress and egress for this proposed Subdivision. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that the request to waive Section 23.401(2) of the Municipal Code regarding the 1,320-foot block length requirement for The Point Subdivision is hereby approved.
