COUNCIL ACTION FORM
SUBJECT: RESOLUTION APPROVING THE FINAL .PLAT FOR TERRA FIRMA
SUBDIVISION, SECOND ADDITION.
BACKGROUND:
The property owners, Terra Firma, L.P., are requesting that the Final Plat for Terra Firma
Subdivision, Second Addition be approved.
The subject site is generally located at the southwest c_6r-ner�of`'StantorJ_-Avenue=_and
Ch�am_berlain_Street.
The proposed Final Plat represents a replat of Parcel "T" in Lot 1, Parker's Addition, and
involves the creation of two (2) lots. Lot 1 currently contains a commercial building and Lot
2 will contain a mixed-use building containing commercial uses, structured parking, and
residential uses. The mixed-use building on Lot 2 is currently under construction.
The entire area of Terra Firma Subdivision, Second Addition includes 23,554 square feet
or 0.54 acres. The property is zoned "DCSC" (Downtown/Campustown Service Center).
All lots meet the requirements of the Zoning Ordinance.
�Ther_e--are:nonpublic-improvementsto�b_e�completed as this is an infill development where
public infrastructure is already in place.
As a result of this review, staff has determined that the Final Plat for Terra Firma
Subdivision, Second Addition should be approved.
ALTERNATIVES:
1. The City Council can approve the Final Plat for Terra Firma Subdivision, Second
Addition.
2. The City Council can approve the Final Plat for Terra Firma Subdivision, Second
Addition with modifications.
3. The City Council can deny approval of the Final Plat for Terra Firma Subdivision,
Second Addition.

MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council approve Alternative#1.
This will approve the Final Plat for the Terra Firma Subdivision, Second Addition. All
subdivision requirements have been fulfilled.
