HomeMy WebLinkAboutA003 - Council Action Form dated May 14, 2002 s ITEM # DATE 05/14/02 COUNCIL ACTION FORM SUBJECT: RESOLUTION APPROVING THE FINAL PLAT FOR LONGVIEW SUBDIVISION, FIRST ADDITION. BACKGROUND: The applicant is requesting that the Final Plat for Longview Subdivision, First Addition be approved. The property in question is generally located at the northeast corner of existing Mortensen Road and future Miller Avenue. The entire area of Longview Subdivision, First Addition includes 11.16 acres.. The proposed Final Plat represents the replatting of Outlot "U", and the west 30 feet of Outlots "S" and "T" of the Dauntless Subdivision, First Addition and involves the creation of 38 single-family residential lots. The 38 single-family residential lots range in size from 7,768 to 12,393 square feet, with an average lot size of 9,256 square feet. The net density of this Final Plat is 4.71 lots per acre. The property is zoned Residential Low Density (RL). All lots meet the requirements of the Zoning Ordinance. The developers have not completed the installation of all required public improvements for this subdivision. Public improvements that have been completed include the installation of water, sanitary sewer, and storm sewer utilities. Remaining public improvements to be completed includes the installation of streets, street lights, street trees, and sidewalks. The street and street light improvements are secured by a $171,567 Letter of Credit and an Improvement Agreement. The "Agreement for Sidewalk and Street Trees" require the owners to complete those improvements prior to the issuance of an "Occupancy Permit". As a result of this review, staff has determined that the Final Plat for Longview Subdivision, First Addition should be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat for Longview Subdivision, First Addition. 2. The City Council can approve the Final Plat for Longview Subdivision, First Addition with modifications. 3. The City Council can deny approval of the Final Plat for Longview Subdivision, First Addition. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative#1. This will approve the Final Plat for Longview Subdivision, First Addition.
