HomeMy WebLinkAboutA002 - Council Action Form dated February 26, 2002 ITEM # DATE 02/26/02 COUNCIL ACTION FORM SUBJECT: RESOLUTION APPROVING THE FINAL PLAT FOR THE WATER TOWER PLACE SUBDIVISION. BACKGROUND: The property owner, the City of Ames, is requesting that the Final Plat for Water Tower Place Subdivision be approved. The property in question includes three lots at the northwest corner of 24th Street and Hoover Avenue. The property is the site of a former City of Ames water tower. The City of Ames currently owns this land and is proposing to subdivide the parcel into three lots for single-family residential development. The lots will be conveyed to the Story County Land Trust and Habitat for Humanity for the construction of three single-family residential homes. The plat also contains a lettered lot (Lot "A"), which represents right-of-way for Hoover Avenue and 24t' Street. Since the City of Ames was the property owner, the right-of-way adjacent to this parcel was never formally dedicated. This plat will create that right-of-way. This plat will also create five-foot public utility easements along the north and west plat boundaries and 10-foot public utility easements along the east and south boundaries of Lots 1, 2 and 3 for the location of existing and future infrastructure. The entire area of Water Tower Place Subdivision includes 1.0 acre (including Lot A). The property is currently zoned "S-GA" Government/Airport District. The City is in the process of rezoning the site to "RL" Residential Low Density to allow for the development of the single-family residences. All lots meet the requirements of the Zoning Ordinance. There are no public improvements to be installed as the site is an infill project completely surrounded by existing development and infrastructure. As a result of this review, staff has determined that the Final Plat for Water Tower Place ` Subdivision meets the requirements of the City and should be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat for Water Tower Place Subdivision. 2. The City Council can approve the Final Plat for Water Tower Place Subdivision with modifications. 3. The City Council can deny approval of the Final Plat for Water Tower Place Subdivision. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative #1. This will approve the Final Plat for the Water Tower Place Subdivision.
