HomeMy WebLinkAboutA006 - Resolution No. 01-377 adopted August 14, 2001 RESOLUTION NO. 01-377 RESOLUTION APPROVING PRELIMINARY PLAT FOR SOUTH FORK SUBDIVISION ("DOTSON PROPERTY") FOR THE CITY OF AMES, IOWA WHEREAS, the proposed subdivision is generally located north of College Creek, south of the west-side HyVee grocery store, east of Jeffery lane, and west of Village Drive; and, WHEREAS,the developers are requesting approval of a Preliminary Plat for this subdivision with 150 lots to be developed under Suburban Residential zoning; and, WHEREAS, this development will also include five outlots that will be transferred to adjoining single-family homeowners for inclusion into their existing lots and two outlots for open space; and, WHEREAS, the total gross acreage included in this Subdivision is 56.07 acres; and, WHEREAS, the Planning and Zoning Commission reviewed this Preliminary Plat request at its meeting of July 18, 2001, and approval was recommended with stipulations. WHEREAS, staff is recommending that the following stipulations be placed on the approval of this Preliminary Plat. 1. A Development Agreement shall be prepared and signed by the developers prior to the Preliminary Plat for South Fork Subdivision being placed on the City Council agenda for action. This Agreement shall document the developers' and the City's responsibilities and costs associated with the development of the South Fork Subdivision. 2. The approval of the Preliminary Plat shall not become effective until the rezoning of the property to "RL," "F-S RL," and"F-S RM" is completed. 3. The developer and the City shall share, 50150, in the cost of constructing left-turn lanes on Lincoln Way at Franklin Avenue and Dotson Drive. Such responsibility shall be documented in the Development Agreement. 4. The developer and the City shall share, 50150, in the cost of installing a traffic signal at the intersection of Lincoln Way and Dotson Drive. Such responsibility shall be documented in the Development Agreement. 5. The developer and the City shall share, 50150, in the cost of paving the unpaved portion of Dotson Drive. 6. A street tree planting plan shall be submitted with the Final Plat for each phase of this Subdivision. 7. The developer shall consolidate Outlot F into Mr. Cochrane's property to the west prior to the approval of the Final Plat for the phase which contains Outlot F. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that the Preliminary Plat for South Fork Subdivision is hereby approved with the above-mentioned stipulations.
