HomeMy WebLinkAboutA011 - Council Action Form dated February 12, 2002 ITEM # DATE 02/12/02 COUNCIL ACTION FORM SUBJECT: RESOLUTION APPROVING THE FINAL PLAT FOR SOUTH FORK SUBDIVISION, FIRST ADDITION. BACKGROUND: The applicant, Terra Firma, L.P., is requesting that the Final Plat for South Fork Subdivision, First Addition be approved. The property in question includes lots generally located south of the west side HyVee grocery store, east of Beedle Drive, west of Franklin Avenue and north of College Creek. The proposed Final Plat involves the creation of 41 platted lots and three outlots. Lots 3-10, 16-18, and 31-41 are designated for single-family detached residential development. Lots 19-30 are designated for single-family attached residential development. Lots 1-2 and 11-15 are designated for multifamily residential development. Outlots "Q" and "R" will be further subdivided for single-family attached and detached residential development in the future. Outlot S is being dedicated to the City to allow a bicycle path connection from Tripp Street to Franklin Park, which the developers are required to build. The entire area of South Fork Subdivision, First Addition includes 56.07 acres. The density of the single-family attached and detached area is 5.89 lots per net acre (the density of the multifamily will be calculated when site plans are reviewed and approved for those lots). The single-family detached area is zoned "F-SRL" Suburban Residential Low Density District and has a density of 4.74 dwelling units per net acre. The single-family attached area is zoned "F-SRM" Suburban Residential Medium Density District and has a density of 10.62 dwelling units per net acre. All lots meet the requirements of the Zoning Ordinance. The developers have installed approximately half of the proposed water, storm sewer, and sanitary sewer infrastructure improvements. As a result, the developer has submitted a Letter of Credit equal to $596,000, along with an Improvement Agreement as a means to secure all of the infrastructure, which is required to approve this Final Plat. As a result of this review, staff has determined that the Final Plat for South Fork Subdivision, First Addition should be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat for South Fork Subdivision, First Addition. 2. The City Council can approve the Final Plat for South Fork Subdivision, First Addition with modifications. 3. The City Council can deny approval of the Final Plat for South Fork Subdivision, First Addition. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative #1. This will approve the Final Plat for South Fork Subdivision, First Addition. All subdivision requirements have been fulfilled.
