COUNCIL ACTION FORM
SUBJECT: RESOLUTION APPROVING THE FINAL PLAT FOR SOMERSET
SUBDIVISION, NINTH ADDITION.
BACKGROUND:
The property owners are requesting that the Final Plat for Somerset Subdivision, Ninth
Addition be approved.
The property in question includes lots on both sides of Buckingham Court on the east side
of the Somerset Subdivision.
The proposed Final Plat represents a replat of Outlot "S" in the Somerset Subdivision,
Third Addition and involves the creation of 12 platted lots and one outlot. Lots 1-12 are
designated for single-family attached residential development. The outlot, Outlot "H", will
be further subdivided for residential development in the future.
The entire area of Somerset Subdivision, Ninth Addition includes 5.55 acres. The average
net density is 8.33 lots per net acre. The property is zoned Village Residential (F-VR). The
proposed lots range in size from 4,379 square feet to 7,512 square feet. All lots meet the
requirements of the Zoning Ordinance.
The developers have installed all of the required underground infrastructure. The
remaining improvements to be completed include construction of the streets and street
lights.
The improvements that have been installed are proposed for acceptance by the City
Council and the remaining improvements are secured by a $47,000 Letter of Credit and
an Improvement Agreement.
As a result of this review, staff has determined that the Final Plat for Somerset Subdivision,
Ninth Addition should be approved.
ALTERNATIVES:
1. The City Council can approve the Final Plat for Somerset Subdivision, Ninth Addition.
2. The City Council can approve the Final Plat for Somerset Subdivision, Ninth Addition
with modifications.
3. The City Council can deny approval of the Final Plat for Somerset Subdivision, Ninth
Addition.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council approve Alternative #1.
This will approve the Final Plat for the Somerset Subdivision, Ninth Addition. All subdivision
requirements have been fulfilled.
