"BIG BLUESTEM"
AN AMENDED PLANNED UNIT DEVELOPMENT PLAN
FOR LOTS 24 AND 25
GATEWAY HILLS
OCTOBER 24, 1989
1. STATEMENT OF THE PLAN; PREVIOUS PLAN SUPERSEDED; RELA-
TIONSHIP TO ENVIRONS.
(a) This document, consisting of three (3) numbered pages; the
"CDP/P.UD ' Plan", "Big Bluestem Subdivision", a * replat ' of
Gateway Hills--Lots 24 and 25, dated September 19, 1989, and
designated as Appendix A, hereby constitutes the approved
Plan for "Big Bluestem", as required by the zoning regulations
of the City of Ames, Iowa, for land described as:
Lots 1-7, Big Bluestem Subdivision, a replat of Lots 24
and 25 Gateway Hills.
(b) This Plan supersedes all previous plans and revisions and
constitutes the only approved Plan for construction and
development on the above-described site. No alterations in
existing buildings, structures, and features or changes in
future buildings, structures, and features as shown on the
Plan shall be permitted except in accordance with the approved
amendment as may be granted within the standards and
processes set out in the Ordinance of the City of Ames, and
any alterations undertaken contrary thereto shall constitute a
violation of the zoning regulations of the City of Ames and
shall be actionable as such.
2. PLANNING REQUIREMENTS AND STIPULATIONS.
The following planning requirements and stipulations are hereby
incorporated into and made a part of the approved plan.
(a) Density. The City of Ames Land Use Policy Plan designates
the site of the Gateway Hills PUD as suitable for low-density
residential development. The approved amended PUD plan for
Lots 1-7, Big Bluestem Subdivision, a replat of Lots 24 and 25
Gateway Hills, designates six (6) single-family detached
dwelling units for Lots 1-6 and six (6) single-family attached
(townhouse) dwelling units for Lot 7, Big Bluestem. No more
than three unrelated persons shall be permitted to occupy any
dwelling unit.
(b) Placement of Buildings, Structures, and Features. A 30 foot
building setback line shall be maintained from Mortensen
Parkway and Ash Avenue for Lots 2-7 and a 30 foot building
setback line from Big Bluestem Court shall be maintained for
Lots 1, 4, 5, and 6. All other setbacks and requirements for

Lots 1-6 shall be consistent with the provisions for the R1-10
zoning district.
(c) Parking. The required parking for Lots 1-6 shall be consis-
tent with the Zoning Ordinance requirements for single-family
detached dwellings located in the R1-10 zoning district.
(d) Vehicular and Pedestrian Access. Vehicular access shall not
be permitted from Mortensen Parkway. In addition, the
centerline of the driveway for access to Lot 3 on Ash Avenue
shall not be less than 80 feet from the west lot corner of
Lot 3.
A sidewalk shall be extended .along Mortensen Parkway which
is consistent with the approved walkway plan for Gateway
Hills.
(e) Utilities. Water and sanitary sewer service for Lots 1, 2, 4,
5, and 6 will come from Big Bluestem Court. Lot 3 will be
served from Mortensen Parkway. Service to Lot 7 is already
existing.
(f) Landscaping. The landscaping for Lots 1-6 shall be consistent
with the premises and intent of the original Landscape Plan for
Gateway Hills. Seven additional overstory trees shall be
planted along Mortensen Parkway on Lots 3, 4, and 5.
(g) Architectural Elevations. No architectural elevations have been
submitted for Lots 1-6. The design of these dwelling units
will be conventional single-family homes. The construction on
Lot 7 was completed prior to the submittal of this amended
PUD Plan.
(h) Avigation Easement. An avigation easement shall be recorded
prior to the approval of the Administrative Plat for Big
Bluestem Subdivision.
3. COMPLIANCE AND ENFORCEMENT.
A structure or activity undertaken on the subject land without
Building and/or Zoning Permits as required under the Ordinances of
this City or in conflict with the information and representation
contained in and set out in this Plan, shall be deemed a violation of
the Zoning Ordinances of the City of Ames and actionable as such.
4. ORDINANCES APPLY.
The requirements of all Ordinances and regulations of the City of
Ames apply to Big Bluestem Subdivision, a replat of Lots 24 and 25
Gateway Hills, and its development and all substantive and procedur-
al requirements thereof unless in conflict with an express provision
of this Plan.

IN WITNESS of this Plan having been submitted for approval by the
developer and property owner and approved and adopted by the City
Council of the City of Ames at the regular meeting of October 24, 1989,
the said parties have caused their representatives to affix their signature,
to wit:
