HomeMy WebLinkAboutA009 - Council Action Form dated September 11, 2001 46 Fs 41 ITEM # DATE 09/11/01 COUNCIL ACTION FORM SUBJECT: RESOLUTION APPROVING THE FINAL PLAT FOR BENTWOOD SUBDIVISION FIFTH ADDITION. BACKGROUND: The applicant, H & F Builders Partnership LLC, is requesting that the Final Plat for Bentwood Subdivision Fifth Addition be approved. The property in question includes lots on both sides of Clemens Boulevard in the southwest corner of Bentwood Subdivision. The proposed Final Plat is the replatting of Outlot "T" in the Bentwood Subdivision Fourth Addition and involves the creation of 17 platted lots. The entire area of Bentwood Subdivision Fifth Addition includes 5.44 acres. The average net density is 3.77 lots per net acre. The property in question is zoned Residential Low density (RL). All of the platted lots front on Clemens Boulevard. The proposed lots range in size from 9,145 square feet to as much as 16,285 square feet. All lots meet the requirements of the Zoning Ordinance. The developers have installed all of the required underground infrastructure and have constructed most of the required street improvements. The only remaining improvements to be completed include the finish coat on the street and street lights. The improvements that have been installed are proposed for acceptance by the City Council and the remaining improvements are secured by a $52,775 Letter of Credit and an Improvement Agreement. As a result of this review, staff has determined that the Final Plat for Bentwood Subdivision Fifth Addition should be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat of Bentwood Subdivision Fifth Addition. 2. The City Council can approve the Final Plat of Bentwood Subdivision Fifth Addition with modifications. 3. The City Council can deny approval of the Final Plat of Bentwood Subdivision Fifth Addition. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative #1. This will approve the Final Plat of Bentwood Subdivision Fifth Addition. All subdivision requirements have been fulfilled.
