COUNCIL ACTION FORM
SUBJECT: RESOLUTION APPROVING THE FINAL PLAT FOR EAST LINCOLNWAY
DEVELOPMENT SUBDIVISION.
BACKGROUND:
The applicant, Robert K. Friedrich, Jr., court appointed Receiver, is requesting that the
Final Plat for East Lincolnway Development Subdivision, which is a replat of Lot 1, Pete
Cooper Subdivision, be approved.
The property in question is located south of south of East Lincoln Way, north of Southeast
Fifth Street, and generally east of Freel Drive in the east industrial area of the city of Ames.
The proposed Final Plat involves the creation of five (5) platted lots. The entire area of East
Lincolnway Development Subdivision is 16.29 acres.
The property in question is zoned General Industrial (GI). All of the platted lots front on a
street. Lots 1-4 have frontage on the frontage road located adjacent to the south side of
East Lincoln Way and Lot 5 fronts Southeast Fifth Street. The land configuration includes
a flag lot (Lot 4) due to the desire to place each of the existing buildings on this property
on its own lot.
The proposed lots range in size from 12,566 square feet to ,14.01 acres. All lots meet the
requirements of the Zoning Ordinance.
All of the necessary infrastructure, including street improvements, storm sewer, water main,
and sanitary sewer infrastructure was installed previously. The developer has signed a
Sidewalk Agreement to install sidewalks adjacent to Lots 1 and 5 as per the Approval
Resolution for the Preliminary Plat.
Included with the Final Plat documents are cross easements for reciprocal rights of access
for purposes of ingress and egress for Lots 2, 3, and 4 to allow the use of common
driveway and access to parking off of the shared driveway. This was necessary because
the property is already developed, and the drives and parking are existing.
The staff has reviewed this Final Plat and has determined that the plat complies with all of
the requirements of the Subdivision Regulations of the City of Ames. Staff is
recommending that the Final Plat for East Lincolnway Development Subdivision be
approved.
ALTERNATIVES:
1. The City Council can approve the Final Plat for East Lincolnway Development
Subdivision.
2. The City Council can approve the Final Plat for East Lincolnway Development
Subdivision with modifications.
3. The City Council can deny approval of the Final Plat for East Lincolnway
Development Subdivision.
MANAGER'S RECOMMENDED ACTION:
The Final Plat for East Lincolnway Development Subdivision complies with all aspects of
the regulations of the City. It is the recommendation of the City Manager that the City
Council adopt Alternative #1. This will approve the Final Plat for East Lincolnway
Development Subdivision.
