RESOLUTION APPROVING PRELIMINARY PLAT
FOR DAUNTLESS SUBDIVISION,6TH ADDITION,
FOR THE CITY OF AMES,IOWA
WHEREAS,the developer is requesting approval of a Preliminary Plat for a ten-lot subdivision on 19.22
acres of land located west of South Dakota Avenue, north of Mortensen Road, and south of Steinbeck Street;
WHEREAS,this Subdivision is a replat of Outlots E,F,and G of Dauntless Subdivision,4th Addition,
and Lots 21 and 22 of Dauntless Subdivision, 1 st Addition; and,
WHEREAS, a request to rezone Lots 2, 3, 4, and 5 from Community Commercial Node (CCN) to
Residential High Density(RH)is being processed concurrently with this request; and,
WHEREAS, the Planning and Zoning Commission reviewed this request at their meeting of June 7,
2000, and recommended approval with the following stipulations.
1. That the ten-foot-wide public utility easement that diagonally crosses Lots 2, 3, 4, and 5 be
vacated at the time of approval of the Final Plat.
2. That access for Lot 8 be from Dickinson Avenue only.
3. That a joint access easement,with the City as the third party,be required for Lots 9 and 10 at
the time of approval of the Final Plat.
4. That street trees be required at the time of development of all residentially zoned lots in this
Subdivision.
5. That a cross easement document for Lots 9 and 10, including maintenance responsibilities,be
submitted with the Final Plat.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that the
Preliminary Plat for Dauntless Subdivision,6th Addition,is hereby approved with the above-listed stipulations.

SUBDIVISION, SIXTH ADDITION, LOCATED WEST OF SOUTH DAKOTA AVENUE,
NORTH OF MORTENSEN ROAD, AND SOUTH OF STEINBECK STREET.
ACTION FORM SUMMARY: This is a request to approve the Preliminary Plat for the Sixth
Addition of Dauntless Subdivision, a ten (10) lot development, located west of South
Dakota Avenue, north of Mortensen Road, and south of Steinbeck Street.
Approval of this request is recommended with stipulations.
BACKGROUND:
The developers are requesting approval of a Preliminary Plat for a ten (10) lot subdivision
located west of South Dakota Avenue, north of Mortensen Road, and south of Steinbeck
Street.
This subdivision is a replat of Outlots E, F, and G of the Fourth Addition, Dauntless
Subdivision, and Lots 21 and 22 of the First Addition, Dauntless Subdivision.
This property is currently undeveloped and includes a total of 19.22 acres of land. The lot
sizes range from 0.52 acres to 9.74 acres.
A request to rezone Lots 2, 3, 4, and 5 from CCN (Community Commercial Node) to RH
(Residential High Density) is being processed concurrently with this request.
ANALYSIS:
Land Use Policy Plan (LUPP) Map. The Land Use Policy Plan (LUPP) designates this
site as Village/Suburban Residential.
Zoning. Lots 1-9 are zoned as CCN (Community Commercial Node). Lot 10 is zoned as
RH (Residential High Density).
Utilities. The utilities adjacent to this subdivision will be adequate to serve the needs of
future development.
Water Distribution. There is an existing 8" water main in the right-of-way for
Steinbeck Street and Dickinson Avenue. A 16" water main exists in the right-of-way
for Mortensen Road.
Sanitary Sewer. There is an existing 8" sanitary sewer main in the right-of-way for
Steinbeck Street, Dickinson Avenue, and Mortensen Road.
Storm Water Management. Storm water management will be handled individually
on each lot as it is developed. A storm water management plan will be required as
part of site plan approval.
Electric. This site can be adequately served with electrical service.
Public Utility Easement. A public utility easement, 10 feet wide, diagonally crosses
Lots 2, 3, 4, and 5. This will be vacated at the time of approval of the Final Plat.
Street and Vehicular Access. Access to the subject properties will be provided from
Steinbeck Street, Dickinson Avenue, and Mortensen Road. Access to Lot 1 will be
restricted to the access points from South Dakota Avenue and Mortensen Road, as
identified on the Preliminary Plat. Lots 9 and 10 will require a joint access easement, with
the City as the third party. Lot 8 will have access from Dickinson Avenue, only.
Landscaping. All subdivisions that are zoned for residential land use are required to
provide street trees in the public right-of-way. To meet this requirement, overstory trees
are proposed in the street right-of-way for Mortensen Road adjacent to Lot 10, and in the
street right-of-way for Steinbeck Street adjacent to Lots 2, 3, 4, and 5. The lots on
Steinbeck Street are proposed for rezoning to RH.
STAFF COMMENTS:
Staff believes the Preliminary Plat for Dauntless Subdivision, Sixth Addition is consistent
with the requirements of the Subdivision Ordinance, provided the following stipulations are
included as part of the approval of the Preliminary Plat:
1. That the 10-foot wide public utility easement which diagonally crosses Lots 2, 3, 4,
and 5 be vacated at the time of approval of the Final Plat.
2. That access for Lot 8 will be from Dickinson Avenue, only.
3. That Lots 9 and 10 will require a joint access easement, with the City as the third
party, as part of the Final Plat.
4. That street trees are required at the time of development of all residentially-zoned
lots in this subdivision.
5. That a cross easement document for Lots 9 and 10 including maintenance

RECOMMENDATION OF THE PLANNING & ZONING COMMISSION:
The Planning and Zoning Commission reviewed this request at their meeting of June 7,
2000 and recommended approval of this Preliminary Plat with the following stipulations:
1. That the 10-foot wide public utility easement which diagonally crosses Lots 2, 3, 4,
and 5 be vacated at the time of approval of the Final Plat.
2. That access for Lot 8 will be from Dickinson Avenue, only.
3. That Lots 9 and 10 will require a joint access easement, with the City as the third
party, as part of the Final Plat.
4. That street trees are required at the time of development of all residentially-zoned
lots in this subdivision.
5. That a cross easement document for Lots 9 and 10 including maintenance

ALTERNATIVES:
1. The City Council can approve the Preliminary Plat for Dauntless Subdivision, Sixth
Addition, with the stipulations listed above.
2. The City Council can deny the Preliminary Plat for Dauntless Subdivision, Sixth
Addition.
3. The City Council can modify this request and approve the Preliminary Plat for
Dauntless Subdivision, .Sixth Addition.
4. Action on this request can be postponed and referred back to City staff and/or the
applicant for additional information.
RECOMMENDED ACTION:
It is recommended that Alternative #1 be adopted. Alternative #1 is an approval of the
Preliminary Plat for Dauntless Subdivision, Sixth Addition, with the stipulations listed
above.
