HomeMy WebLinkAboutA019 - Council Action form dated May 22, 2001 ITEM # / 1 DATE 05/22/01 COUNCIL ACTION FORM SUBJECT: RESOLUTION APPROVING THE FINAL PLAT FOR DAUNTLESS SIXTH ADDITION. BACKGROUND: The applicants, Everett W. Cochrane III and Marjorie Cochrane and Jensen Development Corporation, Ltd., are requesting that the Final Plat for Dauntless Sixth Addition be approved. The property in question is located north of Mortensen Road and west of South Dakota Avenue in the southwest area of the city of Ames. The proposed Final Plat involves the creation of 11 platted lots. The entire area of Dauntless Sixth Addition is approximately 18.99 acres. Lots 4, 5, and 6 are zoned Residential High Density (RH) and the remainder of the lots are zoned Community Commercial Node (CCN). All of the platted lots front on a street. Access from South Dakota Avenue for Lot 3 is limited to one access point shown on the Final Plat. Lots 1 and 2, and Lots 10 and 11 are limited to a shared access locations on Mortensen Road. Lot 9 will not have access from Mortensen Road. No access control has been placed on Dickenson Avenue or Steinbeck Street. Because of the joint accesses between Lots 1 and 2 and between Lots 10 and 11, a condition of approval of the Preliminary Plat was that there be cross easements and maintenance agreements for the two shared driveways. These cross easements and maintenance agreements have been submitted with this Final Plat, and the City is a party to the cross easements and maintenance agreements to assure their retention. The proposed lots range in size from 0.52 acre to 5.87 acres. All lots meet the requirements of the Zoning Ordinance. The developer is not required to install infrastructure, including street improvements, curb, gutter, storm sewer, water main, and sanitary sewer, because these items were either installed or have been bonded for as part of Dauntless Fourth Addition. An Agreement for Sidewalk has been included with this Final Plat. Staff has reviewed this Final Plat and has determined that it complies with all of the requirements of the Subdivision Regulations of the City of Ames. Staff is recommending that the Final Plat for Dauntless Sixth Addition be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat for Dauntless Sixth Addition. 2. The City Council can approve the Final Plat for Dauntless Sixth Addition with modifications. 3. The City Council can deny approval of the Final Plat for Dauntless Sixth Addition. MANAGER'S RECOMMENDED ACTION: The Final Plat for Dauntless Sixth Addition complies with all aspects of the regulations of the City.
