HomeMy WebLinkAboutA003 - Council Action Form dated April 10, 2001 ITEM # 010 DATE 04/10/01 COUNCIL ACTION FORM SUBJECT: RESOLUTION APPROVING THE FINAL PLAT OF THE FIFTH ADDITION, DAUNTLESS SUBDIVISION. BACKGROUND: The applicant, Terra Firma, L.P., is requesting that the Final Plat, of the Fifth Addition, Dauntless Subdivision be approved. The property in question is located south of Mortenson Road and west of South Dakota Avenue. The proposed Final Plat involves the creation of 3 plated lots and one outlot. The outlot is a parcel of property approximately 7 acres in size that is currently owned by the City of Ames and includes the property that the City acquired from the developer as part of the property acquisition for the South Dakota interchange. The entire area of the Fifth Addition, Dauntless Subdivision is 40.21 acres. The property in question is zoned Community Commercial Node (CCN). All of the platted lots front on Mortenson Road. The proposed lots range in size from 4.9 acres to as much as 19.8 acres. All lots meet the requirements of the Zoning Ordinance. Proposed lot one has frontage on Mortenson Road and South Dakota Avenue. As part of the subdivision of this property, the developer has agreed to access restrictions that limit access to the proposed platted lots. These access restrictions will serve to eliminate access from South Dakota Avenue, an arterial street, and locate access on Mortenson Road, which is also an arterial street, at locations that are already established as part of previous plats. With respect to infrastructure, the proposed lots front on Mortenson Road such that all required street improvements have been installed as part of previous plats. Water and sewer infrastructure is also already installed. The developer is required to extend water main infrastructure to the southerly limit of'the proposed subdivision. The developer has provided to the City financial security in the sum of $27,400, as a means to insure the installation of this water main infrastructure. In addition, the developer is required to install bike path improvements along South Dakota Avenue and Mortenson Road. The developer has executed a Sidewalk Agreement, which will serve to insure that walk improvements are installed. The staff has reviewed this Final Plat and has determined that the plat complies with the requirements of the subdivision regulations of the City of Ames. Staff is recommending that the Final Plat of the Fifth Addition, Dauntless Subdivision be approved (a copy of the Final Plat is attached to this action form). ALTERNATIVES: 1. The City Council can approve the Final Plat of the Fifth Addition, Dauntless Subdivision. 2. The City Council can approve the Final Plat of the Fifth Addition, Dauntless Subdivision with modifications. 3. The City Council can deny approval of the Final Plat of the Fifth Addition, Dauntless Subdivision. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that City Council approve Alternative#1. This will approve the Final Plat of the Fifth Addition, Dauntless Subdivision. This Subdivision will create three additional larger lots for commercial development in the Community Commercial Node district located at the intersection of South Dakota Avenue and U.S. 30.
