EASEMENT
Risco, L.C., hereinafter "Grantor" hereby grants and conveys to the public, hereinafter
"Grantee", for the purpose of installing, operating, maintaining, repairing, replacing and renewing
any and all utility lines and related facilities over, upon and across the area described:
The Easterly 30' of Lots 1, 2, and 3 along Quail Ridge Roads the Northerly 40' of Lots 1, 2,
and 3 for an electrical and bridal path easement, and a 50' wide strip beginning at the
point where Lots 2 and 3 intersect with Quail Ridge Road and continuing westerly along
the joint property lines of Lots 2 and 3 a distance of 520.6'.
No trees,permanent buildings, or other structures shall be placed in or allowed to
encroach upon the easements, and no change of grade elevation or excavation shall be made
thereon without Grantor's prior written consent, which consent shall not be unreasonably
withheld. Grantor grants Grantee, its successors and assigns, the right to use, coupled with its
easement, the utilities and related facilities.
Grantee agrees to maintain the utility lines and all related facilities located on the
respective parcels in good condition and repair.
