ACTION FORM SUMMARY: The applicant, Risco, L.C. is requesting that the City Council approve the Final Plat for Country Estates Subdivision, Sixth Addition. Staff is recommending that this Final Plat be approved. BACKGROUND: The applicant, Risco, L.C., is requesting that the City Council approve the Final Plat for Country Estates Subdivision, Sixth Addition. This Final Plat is a further division of Lot 32 of the Fifth Addition to Country Estates Subdivision, Story County, Iowa. This proposed subdivision is located within Story County but within two (2) miles of the city limits of Ames. The proposed Final Plat involves the creation of three lots as a result of a further subdivision of Lot 32. The proposed lots range in size from 2.27 acres to 6.61 acres. The proposed lots are currently zoned A-R (Agricultural-Residential) as zoned by Story County. ANALYSIS: The Final Plat for Country Estates, Sixth Addition Subdivision has been reviewed by staff and have determined that it complies with the requirements of the subdivision regulations of the City of Ames. The proposed Final Plat does not involve the installation of infrastructure since it is located within Story County, and the City Council waived the requirement for the installation of infrastructure as part of the approval of the Fifth Addition to Country Estates Subdivision. Based on this review, staff has determined that the proposed Final Plat for Country Estates Subdivision, Sixth Addition is in compliance with the requirements of the City and should be approved. (A copy of the Final Plat is attached.) 'ALTERNATIVES: 1. The City Council can approve the Final Plat for Country Estates Subdivision, Sixth Addition. 2. The City Council can deny approval of the Final Plat for Country Estates Subdivision, Sixth Addition. 3. The City Council can approve the Final Plat for Country Estates Subdivision, Sixth Addition with modifications. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council approve Alternative #1. This will approve the Final Plat for Country Estates Subdivision, Sixth Addition and allow for additional development of these rural lots within two miles of the City of Ames.
