HomeMy WebLinkAbout~Master - LUPP Minor Map Amendment for 415 Stanton Avenue RESOLUTION NO. 17-676 RESOLUTION APPROVING MINOR LAND USE POLICY PLAN MINOR MAP AMENDMENT FOR 415 STANTON AVENUE FOR THE CITY OF AMES WHEREAS,RES Development and R.Friedrich&Sons have requested that a Minor Amendment to the Land Use Policy Plan(LUPP)for 415 Stanton Avenue be initiated,along with associated rezoning needed for the redevelopment of the property for an independent senior living facility, and, WHEREAS,on October 10,2017,the CityCouncil determined that the developer could proceed with a Minor LUPP Map Amendment and associated changes needed to pursue its development concept; and, WHEREAS,the initiated amendments are specifically to allow for a Senior Living development(for individuals that are 55 years of age or older)and for no other use; and, WHEREAS, the site is made up of six platted lots and other parts of properties for a total of approximately 1.6 acres;the property is the site ofa former elementary school, most recently used as the Ames Community School District Offices; and, WHEREAS, the designation of the property is currently Low-Density ResidentiaUGovernment Lands;current land use designations adjacent to the site are Low-Density Residential to the south and east, and High Density Residential to the north and west; and, WHEREAS, the owner, The Crawford Ames, LLC, is requesting a change in the land use designation of the properties from Low-Density Residential to High-Density Residential in order to ultimatelyrezone the site to Residential High Density(RH)for construction ofan Independent Senior Living Facility;the rezoning is to be accompanied by a contract rezoning agreement to restrict the use to Senior Living; and, WHEREAS, the requested LUPP Amendment and rezoning are the first step in a series of actions for realizing the developer's goals that include a request for designation of an Urban Revitalization Area (URA), and a Site Development Plan and a plat of survey to combine parcels. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that an Amendment to the LUPP Future Land Use Map to change the land use designation of approximately 1.6 acres ofland at 415 StantonAvenue fromLow-Density Residential/Govennnent Lands to High-Density Residential is hereby approved.
