Hastings, hereby state that I am an Attorney at Law, duly admitted to the practice of law in the State of Iowa, and a member of the firm of Hastings &Gartin,with offices at 409 Duff,Ames, Iowa 50010. 1 further state that I have examined the Abstract of Title to the following described real estate, located in Story County, Iowa: Parcel B of the East 26 rods of the SW 114 of the NE 114 of Section 27,Township 84 North, Range 24 West of the 5th PM, Iowa, and part of Lot 15 in Hunter's Subdivision, all in the City of Ames, Iowa, as shown in the Plat of Survey, recorded March 9, 1994 in Book 12, Page 29 of the Story County Records. being in three parts, the first from the date of the original entry thereof, and the third down to and including November 9, ' 998, ast certified by Iowa Title Co.. The real estate has been subdivided and is now known as Windsor Oaks Subdivision, Ames, Iowa. Based upon information within the Abstract of Title, it is my opinion that fee simple title to said real estate is in S.X.-PARTNERS (IOWA) LLC, and that the real estate is free from all encumbrances, except for (i) the mortgage given to Douglas County Bank and Trust Co., on September 2, 1997, and recorded on September 22, 1997 as Instr. No. 97-10219 and (ii) the rights of Ames Jewish Congregation under an Option Agreement recorded January 22, 99s; as Inst. No. 98-00773. It is my opinion that the real estate is further subject to easements and restrictions of record and the Zoning and Land Use Ordinances of Story County, Iowa. Dated this day of 441�, , 1999.
