SUBJECT: Conceptual Development Plan - W.G.G.C. Subdivision - Located on the
s—Ru sTde' of East Lincoln Way, west of the extension of Bell Avenue south of
East Lincoln Way.

for a 32.5-acre parcel of land located on the south side of Lincoln Way and
west of. Bell Avenue extended south of Lincoln Way. The subdivision will n

3.6 acres. - The property has been zoned General Industrial (6-1) since :.�: k•
October, 1979. All adjacent properties that are located within the corporate
limits are also zoned G-I. This is an area designated for industrial J_ ;:' ✓ .
_ development in the Land Use Policy Plan. :r,
At this time the applicant has indicated that there are no industrial uses
that will be located in the area. The applicant does anticipate making
utility and paving improvements to Alexander Avenue in the near future.

m At the meeting on October 5, 1983, the Planning and Zoning Commission reviewed
the CDP for the W.G.G.C. Subdivision and took the following action:'
NOTION: (Fouts/Soper) Move the approval of the CDP.

NANAGER'S RECONKNOED ACTION:
The City.Manager recommends that the City Council accept Alternative No. 1. _
This alternative will result in the subdivison and improvement of industrially j
zoned property, thus making that property more attractive to potential _
industrial customers.
