MEMORANDUM TO AMES CITY COUNCIL MEMBERS
RE : Removal of Special Assessment Liens from
First Addition, W.G.G.C. Subdivision
Dear Ladies and Gentlemen:
Ford Street Development Company requests that the coun-
cil partially discharge the liens of two special assessments .
The discharge would release the three lots in First Addition,
W.G.G.C. Subdivision from the liens . None of the assessment
will be forgiven; part of the security would be released.
The assessments were for public improvements benefiting
the land in the subdivision and a larger parcel of land which
is not yet subdivided. At the time of the assessments , none
of the land subject to them was platted. The special assess-
ments to be affected are No. 25192 and No. 25203 ; they were
contracted for in 1985 .
A total of $77, 455.02 remains unpaid of the original
assessment totals . (Three payments have been made on No.
25192 and two payments have been made on No. 25203. Both are
"current. ")
The developer requests that the liens on the platted
lots be released. The liens would remain on its unplatted
land. Some key facts are :
1 . The original acreage subject to the liens was 30. 12
acres .
2. The platting of First Addition, W.G.G.C. Subdivision
involved 5. 67 acres .
3. The developer intends to plat the remaining 24.45
acres in one or more additional subdivisions ; it does not
intend to ask for any additional lien removals at that time,
although a request for a proration of the remaining balance
to the then existing separate parcels might be made .

4. The developer ' s land was agricultural land as late
as 1985 ; two businesses - one new to Ames - are now located
on portions of that land .
The release of the liens for this First Addition will
greatly assist the developer in this project. I believe the
City will have ample land with sufficient value to secure the
assessments .
I have prepared a proposed resolution for the requested
action and am enclosing the original. Thank you.
