I'm not a traffic engineer, but I have had ample opportunity to"study"traffic in the area in the six years that I have lived on the corner of Marshall and Story Streets. This is directly across the street from Mr. Haverkamp's proposed development. Although traffic through the entire neighborhood is an issue, it is the traffic on Marshall that is particularly unsafe. In that area, six driveways open onto Marshall within a half-block and only one, mine, is a private drive. These driveways handle semi-truck traffic that travels into and out of Litzel's, McDonalds, Cazador, and HyVee Liquor Store, in addition to residents of the mobile home park located to the east of Cazador and customers of these businesses. Please note that this area is also heavily populated by pedestrians and bicyclists. Mr. Haverkamp proposes to add a seventh driveway to serve occupants of 80 new units. Of particular concern is the fact that many of these pedestrians are children enroute to either school, the playground at Edwards, or McDonalds. Because there is only one sidewalk on the east side of Marshall Avenue, the street is regularly used by pedestrians. To his credit, Mr. Haverkamp has agreed to suggestions by neighbors to make the area safer by changing the proposed new driveway from two-way to one-way, making this seventh driveway an inlet only.
