ACTION FORM SUMMARY: The applicant, Convalescent Home for Children Foundation, Inc., is requesting that the City Council approve the Final Plat of the Walter Family Campus Subdivision. Staff is recommending that this Final Plat be approved. BACKGROUND: The applicant, Convalescent Home for Children Foundation, Inc., is requesting that the City Council approve the Final Plat of the Walter Family Campus Subdivision. The proposed Subdivision includes the creation of six lots that range in size from 1.07 acres to 1.99 acres. The lots are zoned G-C, General Commercial, and front on Philadelphia Street, which is proposed to be extended into the Subdivision the full length of the Plat, a distance of approximately 730 feet. The proposed lots meet the existing zoning requirements of the City. ANALYSIS: Staff has reviewed the Final Plat and has determined that the Final Plat meets the requirements of the Subdivision regulations of the City. Many of the public improvements have been completed and are proposed to be accepted as part of the approval of this Final Plat. These improvements include all of the underground utilities and the street improvements, not including sidewalks. The remaining improvements that need to be completed include a bike path along 13" Street and the installation of streetlights and sidewalks along Philadelphia Street. The remaining improvements have been secured by a Subdivision bond in the amount of$19,000 and a Public Improvement Agreement. These will guarantee that the remaining improvements are installed as required. Based on this review and the fact that this Final Plat meets the requirements of the City, staff is recommending that this Final Plat be approved (a copy of the Final Plat is attached for your review). ALTERNATIVES: 1. The City Council can approve the Final Plat of the Walter Family Campus Subdivision. 2. The City Council can approve the Final Plat of the Walter Family Campus Subdivision with modifications. 3. The City Council can deny approval of the Final Plat of the Walter Family Campus Subdivision. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council adopt Alternative #1. This action will approve the Final Plat of the Walter Family Campus Subdivision and allow construction of the building for the Convalescent Home for Children as proposed. COUNCIL ACTION: 2
