COUNCIL ACTION FORM
SUBJECT: RESOLUTION APROVING THE FINAL PLAT OF WALNUT PLACE
SUBDIVISION (MINOR SUBDIVISION).
ACTION FORM SUMMARY: The applicant, Jensen Development Corporation, LTD., is
requesting that the City Council approve a Final Plat of a Minor Subdivision. This
subdivision will create two lots by consolidating five previously platted lots.
Staff is recommending that this Final Plat be approved.
BACKGROUND:
The applicant, Jensen Development Corporation, LTD., is requesting that the City Council
approve the Final Plat of the Walnut Place Subdivision. The proposed subdivision
proposes to create two lots from five previously platted lots.
The proposed lots are .57 and .60 acres in size. The lots meet the minimum size
requirement of the zoning ordinance. The property in question is zoned Residential High
Density and is the location of two existing apartment structures.
ANALYSIS:
Staff has reviewed the proposed Final Plat of Walnut Place Subdivision and has
determined that it complies with the regulations of the City. The proposed lots front on
South Walnut Street and are already served with existing water and sewer infrastructure.
No additional improvements are needed as a result of this plat.
The proposed Final Plat of Walnut Place Subdivision meets the requirements of the City
and staff is recommending that this plat be approved.
ALTERNATIVES:
1. The City Council can approve the Final Plat of Walnut Place Subdivision.
2. The City Council can approve the Final Plat of Walnut Place Subdivision with
modifications
3. The City Council can deny approval of the Final Plat of Walnut Place Subdivision.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council adopt Alternative #1.
This action will approve the Final Plat of Walnut Place subdivision as proposed.
